Residential Mold Inspections: Starting at $200
Our mold inspector comes to the property to thoroughly inspect the property, using specialized tools to look and detect for the possible presence of mold. Our Inspectors also provide you with a report detailing the possible areas that could grow mold, areas that provide the environment for mold growth, and areas that would require your immediate attention. Our inspectors will gladly have you follow along, and we encourage it, during the inspection process so you can get first hand information about your property or potential property. the scope and price of the job will be determined before the inspection in a pre-assessment form. that way everyone's on the same page before starting. Below is our price list for inspections depending on the size of your home:

We pride ourselves on provided fair service and pricing to all. that is why we price our inspecting per square foot, rather then a flat rate like most other companies. With the flat rate someone with a smaller house is now having to pay more then they would if they owned a bigger home. Because the company is averaging the price across everyone. We don't believe you should be penalize financially because you have a smaller home. we believe in fair pricing and not gatekeeping!
Sampling and Testing Inspections: $150 +sample costs
Our inspectors using the proper equipment acquire samples to send to a lab for testing. Of course testing and sampling is not limited to what the inspector recommends. We can sample anything you wish (within limitations) to be sampled for your piece of mind! Finally the test results will also be provided, once obtained from the lab, with a report summarizing and explaining the results. Pricing for testing samples can vary depending on the type of test wanted and sampling preformed. Please ask to see various test and the corresponding price and wait times.
What's normally done in the sampling?
For residential, it's recommended to always sample any visible signs of mold. but if no visible signs of mold are present we like use our good ole nose, and look for signs of a musty, earthy odor, and we would take a air sample from that room. aside from those we like to air samples the living room, kitchen, a bedroom and then a control sample from outside. giving us a good idea if harmful amounts of mold may be present in the home.
For commercial, much like residential, it's also always recommended to sample any visible signs of mold. If no visible signs of mold are present we like use our good ole nose, and look for signs of a musty, earthy odor, and we would take a air sample from that room. But commercial properties can be a different beast all together if no sign of visible mold are present. Being bigger properties, typically more open spaces and shared systems can make it difficult to recommend specific areas to sample like residential. but areas like the storage spaces, building systems room(for example furnace room), offices, kitchens, and bathrooms are a good place to start. then we recommend anywhere that may have a musty/earthy odor or smell.
Commercial Mold Inspections
Our mold inspectors come to the commercial property, for example: apartments, condominium buildings, retail stores, office buildings, storage facilities, or big box stores to name a few. Just like the residential mold inspections, we provide you with a report detailing as much as possible. for example: the possible areas that could grow mold, areas that provide the environment for mold growth, and areas that would require your immediate attention. Our inspectors will gladly have you follow along, and we encourage it, during the inspection process so you can get first hand information about your property or potential property. Now due to the size of some commercial properties, it would sometimes be an impossible task to search every room in the building. so our inspectors might intentionally not search certain rooms based on what they're finding during the inspection, unless instructed otherwise by the client on the pre-assessment form. The Equipment We Use
-FLIR systems FLIR-MR59 ball probe moisture meter with Bluetooth
-Extech RH300 hygro-thermometer psychrometer
-Zefon Z-lite 120V IAQ air sampling pump. linear type pump which is very small in size, but produces a high volume of vacuum airflow.
-Tape lifts - Used to acquire surface samples of microbial growth
-Swaps - used very much in the same manners as tape lifts but better for harder to reach areas.
-Air cassettes - these are used in tandem with the air pump to collect the air sample. it attaches to the pump to be able to suck air through for a set amount of time and flow rate to collect the sample.
-Small drone - we do have a very small drone to be able to get to roofs or areas we cant personally get to. it provides inspector with real-time video right to there smartphone making them not have to review video to see what the drone is seeing. will only preform with signed written consent from client and/or persons who reside/own the property.
